Drafting Tenancy Agreements

We can draft any type of Tenancy Agreement, ranging from a relatively straightforward Assured Shorthold Tenancy to a more complex Assured Tenancy or Secure Tenancy agreement.

We can advise and assist you in defending any dispute relating to the condition or repair of your properties. We always aim for a positive outcome and for the matter to be resolved as quickly as possible.

Anti-social behaviour

Anti social and/or criminal behaviour is a discretionary ground for possession. This may mean that even if your tenant is causing you a great deal of problems it may simply be better to seek possession using the Section 21 procedure.

Deposits

It is very important that if any deposit is taken from your tenant then it must be protected in a Government recognised tenancy deposit protection scheme.

Reclaiming possession of your property

We are able to provide complete advice and assistance to landlords in relation to gaining possession of your property. From issuing initial warning letters, through to advanced legal proceedings and up to and including drafting eviction warrants and instructing a bailiff.

Eviction

If your tenant remains in the property after the possession order has expired then you are entitled to apply to the court for a Warrant of Possession of the property, meaning that a bailiff will attend to evict them.

Fixed Fee Peace of Mind

At Burd Ward we are able to offer a competitive fixed fee service to our Landlord Clients to assist with any of their properties let to Tenants under Assured Shorthold Tenancies. We are experts in the area of Landlord and Tenant law and can offer assistance on a fixed fee basis for recovering possession of properties and letters threatening the issue of court proceedings. In addition to the our guaranteed fixed fees we are also able to offer a fixed price Assured Shorthold Tenancy drafting service for £250.00 plus VAT, and a 10% discount off our own conveyancing profit costs.

We are also able to offer advice and assistance on a non fixed fee basis for disrepair claims brought by tenants, antisocial behaviour, property damage caused by tenants, suing guarantors, dealing with Landlord’s mortgage arrears and mortgage possession proceedings, and keeping our Landlord Clients updated as to the latest developments in Landlord and Tenant law.
